Pricing & packages.

Is the price on the website the actual price I'll pay?
Yes. Every Optima package has a publicly listed, fixed price. The prices you see — $49,810 / $51,946 / $55,108 / $61,897 — are the actual package prices. The only things that change your total are the add-ons you choose. Add-ons are listed in the configurator with their own fixed prices, so your full project cost is visible before you put down a deposit.

Why are there only four sizes?
The four preset sizes are what make the fixed price and the six-week timeline possible. Every Optima build is engineered, permitted, and scheduled the same way — no custom design work, no scope creep, no revisions. When you remove those variables, the price and the timeline stop moving. If you need a custom shape or a non-standard size, a full custom build through Desert Springs Pools is the right fit.

Why only rectangular pools?
Every Optima pool is rectangular and that's intentional. Rectangular pools have clean, repeatable geometry that means faster permitting, tighter engineering tolerances, and a build crew that has run the exact same sequence thousands of times. The shape is what locks the timeline and the price. If you want a freeform, kidney, or custom-shape pool, a full custom build is the better path.

Why don't you offer decking, landscaping, or other outdoor work?
We build the pool. That's it. No subcontractor delays, no waiting on a hardscape crew, no missed handoffs between trades. The pool gets done in six weeks because nothing else is in the way. For decking, landscaping, and outdoor living, we recommend hiring specialists directly — it's more cost-effective for you and keeps the pool timeline clean.

Are permit fees included?
Yes. Permit fees are included in each package price. However, soil reports, HOA approvals, surveys, and other location-specific requirements are not included and may be required at your expense depending on your property and municipality.

Financing.

How does financing work?
Optima pools are financed through Lyon Financial, an independent third-party lender. Your estimated monthly payment is shown throughout the configurator and updates in real time as you pick your package and add options. If the monthly works for you, Lyon Financial's pre-qualification process takes a few minutes and uses a soft credit pull that won't affect your score. Final loan terms, approval, and rates are determined solely by Lyon Financial.

What are the estimated monthly payments?
Based on a 7.00% APR over a 20-year term with no down payment: Essential 8×15 — From $386/mo. Select 10×20 — From $403/mo. Premier 12×25 — From $427/mo. Signature 15×30 — From $480/mo. Actual rate and payment are determined by Lyon Financial based on your credit profile. Some applicants may receive higher or lower rates.

Does checking my rate affect my credit score?
No. Pre-qualification through Lyon Financial is a soft credit pull and does not affect your credit score. A hard pull only occurs if you proceed to a full loan application.

Can I finance add-ons along with the package?
Yes. The configurator calculates your full project total — base package plus any selected add-ons — and the financing estimate reflects that combined amount.

Is there a down payment required?
Down payment requirements are set by Lyon Financial based on your credit profile and loan terms. The estimates shown on this page assume no down payment.

The build process.

How long does the build actually take?
Six weeks from the day we break ground — excavation through fill and start-up. That timeline is a function of the product: preset sizes, fixed spec, in-house crews, and no other trades involved. Every Optima build follows the same six steps in the same order.

What happens each week?
Week 1 — Excavation. Week 2 — Steel and plumbing. Week 3 — Shotcrete shell. Week 4 — Tile and coping. Week 5 — Interior finish and equipment commissioning. Week 6 — Fill, start-up, and walkthrough. Full details on each step are on the How It Works page.

How do I reserve a build slot?
Use the online configurator to pick your package, select any add-ons, and place a refundable deposit. The deposit holds your build slot in our schedule and triggers a site visit to confirm your property is a fit. You're not committed to the full build until the contract is signed after the site visit.

How does the deposit work?
The refundable deposit reserves your build slot and triggers a site visit. If the site visit reveals your property isn't a fit — or if you decide not to move forward for any reason — the deposit is returned in full. If you proceed, the deposit is credited toward your final project cost.

What happens at the site visit?
Our team visits your property to confirm it meets the build requirements: flat lot, accessible for excavation, equipment location within 100 feet of the pool, and electrical and gas meters within 100 feet of the equipment location. If everything checks out, we move to contract. If something doesn't fit, we'll tell you clearly and return your deposit.

Do I need to be home during the build?
You don't need to be present for each phase of the build, but we'll keep you updated throughout the process. For the week-six start-up and walkthrough, we do ask that you or an authorized representative be present so we can walk you through the equipment operation.

What if something comes up during the build?
Because every Optima build follows the same pre-engineered sequence, surprises are rare. If a site-specific issue does arise after work has begun, we'll contact you directly with a clear explanation and your options before anything changes.

Site & service area.

Where does Optima build?
Optima currently builds throughout the Las Vegas Valley — Las Vegas, North Las Vegas, Henderson, Summerlin, Spring Valley, Enterprise, Sunrise Manor, Whitney, Paradise, Green Valley, Anthem, and Seven Hills. Use the zip-check on the Service Area page to confirm your address is in our build zone.

What are the site requirements?
Your property needs to meet all of the following: Pool and trench area must be relatively flat with natural ground (pavers, concrete, turf, landscaping, rock, boulders, trees, etc. will require demolition at extra cost). Cannot be on a slope or hillside. Minimum 4' access required for excavation equipment. Pool equipment location relative to the pool cannot exceed 100 feet. Main Electric House Panel and Main House Gas Meter must be within 100 feet of future pool equipment location.

What if my yard has existing pavers, turf, or landscaping?
Demolition of existing hardscape, turf, or landscaping is not included in the base package price. If your yard has these features in the build area, the additional demolition cost will be quoted and agreed upon before work begins.

What if my yard isn't a fit?
Check your zip on our Service Area page before you build. If your lot doesn't qualify, we'll let you know right away — no deposit, no sales call required. If you've already placed a deposit and the site visit reveals a disqualifying condition, your deposit is returned in full.

Does Optima build on new-construction lots?
Yes. The Essential 8×15 is specifically sized for new-build neighborhoods and master-planned community lots where usable yard depth is limited.

About the install team.

Who actually builds the pool?
Every Optima pool is built by Desert Springs Group — the same team that has installed luxury pools across the Las Vegas Valley for the past 30 years. Optima is an all-inclusive product line; the install team is not a separate company, a franchise, or a subcontractor network. It's the same Desert Springs crew.

Does Desert Springs use subcontractors?
No. Excavation, plumbing, shotcrete, tile and coping, interior finish, and equipment installation are all performed by Desert Springs employees — not subs. That's part of what makes the six-week timeline possible.

How long has Desert Springs been building pools in Las Vegas?

Is there a warranty on the pool?
Yes. Warranty terms are provided by Desert Springs Group and are detailed in your project contract. The warranty covers structural and equipment-related items as specified in the contract. It does not cover damage caused by misuse, neglect, unauthorized modifications, or third-party work performed after completion.
